1. Agreement to Terms

By accessing or using Caldera Lettings' website (www.calderalettings.com) and services, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.

These terms constitute a legally binding agreement between you and Caldera Lettings regarding your use of our short-term rental accommodation services.

2. Definitions

  • "Caldera Lettings," "we," "us," or "our" refers to Caldera Lettings and its operators.
  • "Guest," "you," or "your" refers to the individual making a booking or using our services.
  • "Property" refers to any accommodation listed on our platform.
  • "Booking" refers to a confirmed reservation for a property.
  • "Services" refers to all services provided by Caldera Lettings.

3. Eligibility

To use our services, you must:

  • Be at least 18 years of age
  • Have the legal capacity to enter into binding contracts
  • Provide accurate and complete information
  • Have valid payment methods

4. Bookings and Reservations

4.1 Making a Booking

All bookings are subject to availability and confirmation. A booking is confirmed only after full payment has been received and you have received a confirmation email.

4.2 Pricing

All prices are displayed in Nigerian Naira (NGN) and may also be shown in other currencies for convenience. Prices include applicable taxes unless otherwise stated. We reserve the right to change prices at any time, but confirmed bookings will be honored at the original price.

4.3 Payment

Payment must be made in full at the time of booking unless otherwise agreed. We accept major credit/debit cards and bank transfers. All payments are processed securely through our payment provider, Stripe.

4.4 Security Deposit

A security deposit may be required for each booking. This deposit is refundable within 7 days after check-out, subject to a satisfactory inspection of the property. Deductions may be made for damages, excessive cleaning, or violations of house rules.

5. Cancellation Policy

  • More than 14 days before check-in: Full refund minus processing fees
  • 7-14 days before check-in: 50% refund
  • Less than 7 days before check-in: No refund
  • No-show: No refund

We reserve the right to cancel bookings in exceptional circumstances, in which case a full refund will be provided.

6. Check-in and Check-out

  • Check-in time: From 3:00 PM
  • Check-out time: By 11:00 AM

Early check-in and late check-out may be available upon request and subject to availability. Additional charges may apply.

7. Guest Responsibilities

As a guest, you agree to:

  • Use the property for lawful purposes only
  • Not exceed the maximum occupancy stated in your booking
  • Respect neighbors and maintain reasonable noise levels
  • Not smoke inside the property (unless designated)
  • Not bring pets without prior approval
  • Not host parties or events without prior approval
  • Report any damages or issues immediately
  • Follow all house rules provided
  • Leave the property in a reasonable condition

8. Liability and Damages

Guests are responsible for any damage to the property, its contents, or common areas caused during their stay. Costs of repair or replacement will be deducted from the security deposit or charged to the guest's payment method.

Caldera Lettings is not liable for:

  • Loss or damage to guest belongings
  • Personal injury (except where caused by our negligence)
  • Service interruptions beyond our control
  • Third-party actions or services

9. Our Responsibilities

We commit to:

  • Provide clean and well-maintained properties
  • Ensure properties match their descriptions
  • Provide responsive customer support
  • Handle your personal data securely
  • Address legitimate complaints promptly

10. Intellectual Property

All content on our website, including text, images, logos, and designs, is the property of Caldera Lettings and protected by copyright laws. You may not reproduce, distribute, or use our content without written permission.

11. Privacy

Your privacy is important to us. Please review our Privacy Policy to understand how we collect, use, and protect your personal information.

12. Dispute Resolution

Any disputes arising from these terms or our services will be resolved through:

  1. Direct communication with our support team
  2. Mediation, if direct resolution fails
  3. Arbitration under Nigerian law, if mediation fails

13. Governing Law

These terms are governed by the laws of the Federal Republic of Nigeria. Any legal proceedings will be conducted in courts located in Lagos, Nigeria.

14. Modifications

We reserve the right to modify these terms at any time. Changes will be effective immediately upon posting to our website. Continued use of our services after changes constitutes acceptance of the modified terms.

15. Severability

If any provision of these terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
